Lowery McCaslin, owner of Anoakia, has asked that his application for a general plan change for the property be withdrawn. He has been working with a local builder who has a good feel for the area and would like to develop the property at a density of 2.4 homes per acre. Late in this same meeting, the council voted to change the zoning on the estate to match the existing general plan. What this might do to future McCaslin plans is not clear.

First Avenue zone change delayed. Owners of property at 1020-1026 First Avenue have three more months to work out a compromise for use of the property, with six condominiums in development, in an area zoned as single family residential. Arcadia staffers have found a number of areas where the city general plan and zoning map do not agree in designation.

Arcadia City Council is reviewing revisions in the city's General Plan to create land-use concepts that meet statewide density requirements and still preserve Arcadia as a "Community of Homes." The revisions call for increasing the maximum density from 24 units per acre to 30 in high density-zoned areas and following mixed-use development in downtown, First Avenue and Live Oak Avenue areas. Officials want the new land-use guidelines to meet the requirements of SB375, the "anti-sprawl" legislation passed last year that aims to cut down on carbon emissions by requiring local agencies to minimize vehicle travel time through city planning.

This area runs from the 210 Foothill freeway on the north to Duarte Road on the south and from the east city boundary to Santa Anita Avenue. Public hearing on Anoakia-area zone change allows citizen input. Hearing is on a Planning Commission resolution recommending approval of a zone change from R-0 30,000 to R-0 30,000 and D for the Anoakia area. This means that residential lots must contain at least 30,000 square feet. The D stands for "design overlay," which gives the property owners' association an opportunity to review architectural plans for development.

Arcadia City Council has approved $55,000 to the Arcadia Chamber of Commerce for services such as providing information on the city to brokers, real estate agents, merchants, business people, new residents, and the general public. The Chamber prepares a monthly community calendar, a business hotline, a newsletter, an annual Civic Directory, a bi-annual map and a business directory. The city also lets the Chamber use the building they're in for no charge.
