15. Westfield Santa Anita mall sells for $537.5 million. The mall is part of French-based Unibail-Rodamco-Westfield's (URW) continued unloading of assets in the United States. The deal is the largest for a mall in the U.S. since 2018. The property at 400 South Baldwin Avenue, now known as The Shops at Santa Anita is 1.48 million square feet and nearly 100% leased. URW acquired the Santa Anita mall in 2018 as part of its $15.7 billion acquisition of Australia-based Westfield, which had owned and operated the mall since 2007. Westfield Santa Anita celebrated the opening of The Promenade, its $120 million open-air expansion of 30 stores. The 115,000 square foot addition was built on the former parking area adjacent to Nordstrom and Macy's. The 30 new stores, including Coach, J. Jill, Banana Republic and other upscale retailers, are set among landscaped walkways featuring fountains, seating areas, and shade trees.

Westfield, Santa Anita Shoppingtown, and Santa Anita Fashion Park, are the three plaintiffs in a lawsuit against the City of Arcadia, the City Council, and developer Rick Caruso, aimed at stopping the new mall The Shops at Santa Anita. Plaintiffs allege the environmental study done was flawed. Assistant City Manager Don Penman said the study was the most thorough one he had ever seen.
